Geographic position

Situated on top of a small hill, Casale Nordic Style benefits from a stunning view, with 360 degree panorama of the rolling Umbrian countryside.

From the portico you can look out onto the olive grove, the woodland and all the way to the mountains in the distance.

The villa is in a peaceful, secluded, but also conveniently accessible location, which is not isolated. The surrounding countryside is dotted with the occasional farmhouse and a few little villages, the closest being just 3 km away. It is situated between Todi (15 km) and Avigliano Umbro (9 km). The location is ideal for travelling to Umbria’s main cities, including Todi, Orvieto (35 km), Perugia (58 km) and Assisi (64 km), but also to two of Central Italy’s most important cities: Rome (108 km) is around an hour and a quarter away, while Florence (186 km) is two hours away.

Lake Bolsena is 49 km away while in an hour and a half you can get to the coast of Tuscany and the Tyrrhenian sea (112 km).

The nearest airports are Perugia S. Egidio (61 km), around 45 minutes, Rome Fiumicino (143 km) and Rome Ciampino (126 km), each around an hour and 40 minutes away.

Description of buildings

The villa measures around 365 gross sq.m plus a 70 sq.m portico, and has 20 sq.m of utility areas for the swimming pool.

It is mostly laid out on one floor, where there is a pretty living area with kitchen looking out onto the covered outdoor area and a large double-height living room with fireplace. A hallway leads to a second sitting room with fireplace and the ground-floor sleeping quarters comprise two double bedrooms, each with private bathroom.

 

On the first floor mezzanine there is another bedroom and a bathroom and a further bedroom on the basement with a bathroom, plus a storage area.

 

The horseshoe-shaped layout centres around a courtyard paved with handmade tiles and furnished with a pretty table for outdoor dining. In front of the living area there is a covered area with panoramic view of the valley, with another table. Next to the kitchen there is a portico with fireplace, furnished as an outdoor sitting room. 

State and finishing

Casale Nordic Style has been built in the style of traditional Umbrian/Tuscan farmhouses, but has the advantage of being a completely new structure and therefore better performing in terms of comfort and the design of the rooms.

 

Unlike more traditional farmhouses, the house features open, airy and extremely bright rooms thanks to the large windows that allow you to enjoy the view from indoors.

 

The simple, essential style echoes the peaceful natural area in which the house is located and goes perfectly with the traditional materials such as the handmade tiles on the floors, the stone walls and the wood-beamed ceilings.

 

We wanted to call this property Casale Nordic Style because of its simple, practical and bright rooms which invite you to enjoy the house with guests, but also as a peaceful sanctuary and a family space.

External areas

Around the villa, there are around 5.8 hectares of land with a pretty landscaped lawn around the house, an area with cherry wood trees, a small woodland and a pretty, fertile olive grove of around 2.6 hectares.

 

The courtyard, the portico, the outdoor fireplace for cooking and outdoor dining, and the furnished pergola in front of the living area, provide a true extension of the house which can be enjoyed from spring all the way into early autumn.

 

The pretty swimming pool with panoramic view is situated nearby in a secluded location.
